Oceanside. The closest option — it literally borders the base, so many Marines keep their commute under 15 minutes. The most affordable of the coastal North County cities, with a median around the high $800Ks and a real beach-town feel. Served by Oceanside Unified School District.
Carlsbad. A short hop south on I-5 (roughly 10–20 minutes to the gate). More expensive — medians commonly around $1.2M — but families pay for the highly regarded Carlsbad Unified schools, the lagoons, and the lifestyle. A natural fit for full-entitlement buyers using a jumbo VA loan.
Vista. Inland and more budget-friendly (roughly mid-to-high $800Ks), about 15–25 minutes via SR-78. More house for the money, with Vista Unified schools and an easy drive to base.
San Marcos. The value play for families who want newer, larger homes — single-family medians run from the high $800Ks to around $1M, with lower-priced townhomes available. San Marcos Unified is well-regarded, and it’s about a 20–30 minute drive.
Encinitas. The premium pick — a true coastal town with top-rated San Dieguito Union schools, where medians often sit at $1.5M and up. Best suited to higher-income or dual-entitlement buyers, about 20–30 minutes south.

PCS timeline: when to start the mortgage process

The single biggest mistake I see PCS’ing Marines make is waiting until they arrive to think about financing. By then you’re racing the clock. Here’s the better path:

  1. As soon as you know San Diego is coming: call me. We can talk price range and pull your VA eligibility (your Certificate of Eligibility) early.
  2. Before you arrive: get pre-approved remotely. Everything happens by phone, text, and secure upload — you don’t need to be in California.

The one cost to plan for is the VA funding fee — 2.15% of the loan for most first-time buyers with no money down in 2026, and lower if you put money down. And if you receive VA disability compensation at any level, the funding fee is waived entirely. Buying a condo?
