If you have recently been assigned to San Diego as a Permanent Change of Station, you will be here for several years. Military members’ Permanent Changes of Station typically last around 3 years, but may range anywhere from 2-4 years.
When you are considering buying a home, it is important to account for the length of time you expect to be stationed in San Diego. Here are some questions to ask yourself:
- How many years will you likely be stationed here?
- If you are offered the chance to extend your time here, do you think you will?
- Are you planning to retire by the end of your duration here? If so, do you intend to remain in San Diego?
The longer you think you will be living in your home, the more time you will have to build up equity in it. Your home may also rise in value more, assuming the housing market continues to trend upwards.
If you will be relocating again within two years or less, you may be better off choosing a different option for military housing. But if you will be here for 3 years or more, buying a home can be a worthwhile investment, even if it is a short-term one.
It is worth considering the implications of your length of time in your home for your interest rates, as well. When you buy a home, you can choose whether to get a fixed or adjustable rate mortgage (ARM).
Fixed mortgage rates are more stable and less risky for people who expect to be in their homes for many years. But if you are sure you will be relocating within several years, an ARM may make sense.
During the low-rate introductory period, you can save money. By the time the introductory period ends, you may already be selling your home in preparation for your next Permanent Change of Station. The money you saved during the introductory period on interest can help ease the costs of relocating to your next station.
